Our founder Mark Thorley is a fully Chartered Architectural Technologist with offices in Manchester & Yorkshire. Mark has over 35 years of experience in the architectural and construction industry and has a straightforward approach to work.


With a robust record of delivering architectural solutions across Cheshire, Manchester, and Yorkshire, Mark leads a team of highly skilled architectural technicians and technologists who bring creativity, precision, and practical expertise to every project.

As well as producing creative cost effective designs, we completely understand the 'nuts & bolts' of building and have developed an art in problem solving. We understand the importance of practical, affordable, deliverable designs.

Mark was also a member of the Society of Architectural illustrators for over 10 years so has excellent graphic communication skills to convey our designs and was also a member of the Faculty of Party Wall surveyors for over 10 years so possess a detailed understanding of Legal issues faced when building near Party walls and how to mitigate problems and avoid lengthy / costly delays associated with them.

In the UK there is no legal requirement for architectural drawings to be produced by a registered architect. However, preparing drawings for planning permission and construction requires specialist knowledge of planning policy, building regulations and construction methods.

Each project is different, but most follow a similar process.


1. Initial consultation and feasibility

We discuss your ideas, assess the property and provide advice on the likely planning requirements.

2. Measured survey and existing drawings

The property is measured and accurate existing plans are produced to form the basis of the design.

3. Concept design options

Several layout ideas may be developed so you can explore different design possibilities.

4. Planning application drawings

Once a preferred design is agreed, we prepare the full planning drawings and submit the application.

5. Building regulations drawings

After planning approval, detailed technical drawings are produced so builders can price and construct the project.

6. Optional site involvement


If required we can provide site advice, design support or project management during construction.

Timescales vary depending on the project, but concept design and planning submission drawings are typically prepared within a few weeks of the site survey.

2D drawings are the standard drawings used for planning applications and construction.

They include scaled plans and elevations that show the layout and appearance of a building. Typical drawings may include:

3D drawings provide a visual representation of how the completed project may look.

Our primary focus is architectural design and planning drawings. However, we can assist with layout planning and spatial design to help maximise the usability of your property.
